Rehabilitating Neighborhoods to Provide Affordable Housing in Evansville, IN

Housing Development

HOPE of Evansville began developing affordable housing in 2007 in partnership with the City of Evansville, IN. Since then, HOPE has received two Low Income Housing Tax Credit awards from Indiana Housing & Community Development Authority. With these awards, HOPE, NRP Group, and the City of Evansville, have developed 100 units of affordable rental housing. These properties are managed by Homes of Evansville located at 17 Washington Ave.

HOPE also works in partnership with the City of Evansville & private donors and foundations to develop affordable for-sale housing. These homes are developed or rehabilitated and sold to people who fall below 80% of the Area Median Income as defined annually by HUD.

What HOPE Has Done 

One of our greatest accomplishments has been the development of 123 energy-efficient homes for low- to moderate-income families. Among these units are 54 single-family homes, a 30-unit apartment building, and eight duplexes. These properties are managed under Homes of Evansville as a subsidiary of HOPE. They are rented to families below 80% of the Area Median Income. Starting in 2027, the 54 single-family homes will become available for purchase to the families living in them. They will receive a $1,000 credit for each year they lived in the home toward the purchase of the home if they desire to purchase it.

 

The remaining twenty-three homes have been developed and sold to families below 80% of the Area Median Income. This has generated over $1.8 million in home sales.
